How does a Real Estate Personal Shopper work?

A Real Estate Personal Shopper is a real estate advisor who exclusively and decisively advocates for the interests of their CLIENT, whether a BUYER or INVESTOR, and works as follows:

A DEEP INTERVIEW TO UNDERSTAND NEEDS AND MOTIVATIONS.

The first step is to understand the client's needs and motivations through a personal interview. In this meeting, the most valued criteria are detailed, such as the neighborhood, size, age, style, condition, layout, price, community services, and local amenities.

SIGNING OF THE REAL ESTATE PERSONAL SHOPPER AGREEMENT AND PAYMENT OF FUNDS PROVISION.

Once the client's preferences are defined, a service contract is signed, outlining the details of the search, the contracted services, and including the final cost of the services, as well as an initial amount for search fees, which will be deducted from the total cost. The final payment for the services will be made in several stages: signing of the reservation, signing of the deposit contract, and signing of the deed of sale.

SEARCH AND VISITS

Once the agreement is signed, the Real Estate Personal Shopper conducts the property search using various methods, screening the entire market. They visit the properties that meet the predetermined criteria and present the client with a document featuring a selection of them, from which the properties to be visited are chosen.

When interest is shown in a specific property, and after investigating its legal and technical situation, the price negotiation process begins. Once an agreement is reached, the Real Estate Personal Shopper prepares the documentation for the signing of the various documents: reservation agreement, purchase contract, and notarial deed.

POST-SALE SERVICE

The Real Estate Personal Shopper service does not end with the property purchase; it also provides assistance with all post-sale procedures: ownership transfers, submission of documents to public authorities, technical inquiries with our team, etc.
